We know that current Faneuil Gardens residents may have a lot of questions about the redevelopment process. The information below can help answer some of the most common questions.
Yes! Current residents (including all resident households living at the site as of May 1st, 2023 and all new households who move in during the redevelopment process) will be guaranteed new apartments at the redeveloped Faneuil Gardens. The only exceptions are for households facing eviction for serious lease violations; households who voluntarily choose to permanently relocate to other BHA housing; or households who voluntarily move out of BHA housing entirely.
To accommodate demolition and new construction, all Faneuil Gardens households will need to vacate their current apartments at some point. Through careful phasing, we aim to maximize the number of households that can move directly from their original apartments into newly constructed apartments at Faneuil Gardens. However, some residents will still need to temporarily relocate.
The BHA will ensure that all moves are as smooth as possible for residents, and BHA will pay for all moving costs. All households will be moved to apartments that meet their needs in terms of the number of bedrooms, accessibility, and other features.
You will receive individualized support and extensive counseling about your move options, with notice many months in advance. You have the right to stay at Faneuil Gardens or, if you do need to temporarily relocate to another BHA public housing community, you will have the right to move back to a newly built apartment at Faneuil Gardens as the phases of redevelopment are completed.
No, you will not need to pay anything for relocation. The development team will cover all reasonable relocation costs, including packing materials, the cost of moves, and any fees for starting and stopping utilities. We will cover the costs of both the move out from your current apartment and the move back into your new apartment at Faneuil Gardens.
But please remember: If you move out of Faneuil Gardens on your own, before the formal relocation process begins, then you may lose relocation benefits, including financial assistance.
Your rent at the redeveloped Faneuil Gardens will work the same way as it does now – it will be calculated as a percentage of your household income. Currently your rent is calculated at 32% of your income. Your future rent will continue to be calculated at no more than 32%. As always, if your income goes up or down, your rent will adjust accordingly.
Construction is going to happen in several phases over many years. The plan is to demolish only one or two existing buildings at a time and to proceed with phases as new buildings are constructed. The timing of when you move into a new apartment unit will depend on which building you currently live in and how the construction is phased. You will only be offered a new apartment that meets your household’s needs (in terms of the number of bedrooms, accessibility, and other features), so depending on your household’s personal needs, you may wait longer than a neighbor—or you might have a shorter wait. The earliest that anyone will move into a new unit will be 2026.
There are currently 258 public housing units at Faneuil Gardens. All 258 public housing units will be replaced during the redevelopment, and additional affordable housing units will be constructed. In total, we will build approximately 450 apartments. All of them will be permanently affordable, income-restricted units.
Yes. The buildings will have elevators and ramps, and at least 10% of the newly built apartments will be fully wheelchair accessible.
