The new, reimagined Faneuil Gardens will take full advantage of its location by linking the site to the surrounding neighborhood, creating outdoor spaces for Faneuil Gardens residents and their Brighton neighbors, and providing high-quality housing that meets today’s living standards. The transformed Faneuil Gardens will be an asset for the entire Brighton neighborhood.

AFFORDABILITY

All 258 existing apartments at Faneuil Gardens will be replaced with new units. In addition, new income-restricted apartments will expand the supply of affordable housing in Brighton, promoting neighborhood stability and creating a mixed-income community.

OPEN SPACE

Parking will be pushed to the eastern and western property lines, leaving the heart of the site open for an abundant mix of green spaces. The new buildings will nestle around four semi-private courtyards open to all residents, each appropriately programmed for people of different ages, abilities, and interests. The buildings also frame a central pedestrian boulevard.

BOULEVARD

Running diagonally from Faneuil Street to North Beacon Street, the pedestrian boulevard will link the site to McKinney Park and provide people—both Faneuil Gardens residents and their Brighton neighbors—with spaces to play, learn, and gather. Ground floors of the buildings will open onto the boulevard, generating activity and promoting social connection.

BUILDINGS

Five modern buildings will replace the existing mid-century public housing walk-up buildings, providing high-quality housing that meets today’s living standards. Each building will have direct access to outdoor space. In addition to housing, resident amenity spaces, and potential commercial storefronts, the redevelopment will include a new community center.
